With years of experience in dealing with the whole gamut of construction materials, we have carefully compiled a list of specifications to meet the technical excellence of élan.

Structural details
RCC framed structure with adequate waterproofing done as per the consultant's details. External walls would be done in 150 mm solid concrete blocks. Internal walls would be done in 100 mm solid concrete blocks. Smooth plastering of internal walls with lime rendering and water proof plastering for external walls.

Painting
Plastic emulsion for walls and Oil bound distemper for the ceiling within the apartments. Plaster of Paris cornices in living and dining areas. External areas will be finished in cement paint.

Doors
Main door frame would be done using quality sapeli timber with a profiled frame and architrave. The shutter would be a flush door with sapeli veneer design and detail. S.S.Designer lock with night latch, and mortice for the main door with peep hole, two tower bolt from the inside would be provided. Internal door frames would be done in steam beach timber with a profiled frame and architrave. The internal shutters would be flush doors with steam beach veneer on both sides. All internal doors would have tubular locks and tower bolts in S.S finish. Toilet doors would be flush doors with steam beach veneer on the outside and laminate on the inside.

Flooring
Designer vitrified tiles in the living and dining areas. Vitrified tiles in all bedrooms and kitchen. Ceramic tiles would be provided in the balconies.

Toilets
EWC in pastel shades up to 50% colour based on tile selection, Flooring - premium ceramic tiles and dado up to false ceiling height. Jaquar or equivalent fittings and fixtures, bath tub/ shower enclosures in glass will be provided in the toilets of the master bedroom. Provisions for exhaust fans and geysers would be provided in all toilets.

Windows
Windows and ventilators would be aluminum powder coated/anodized sliding sections, additionally windows would have mosquito mesh.

Kitchen
Pre polished granite slab with profiled edge platform with stainless sink single bowl and drain board would be provided. Dado up to 2 feet above the counter along with provision of exhaust fan. Provisions for fixing electric chimney, water purifier, geyser and dishwasher would be provided.

Electrical
All electrical wiring would be in concealed conduits with premium make wires, Switches of Anchor or equivalent, ELCB and MCB will be provided in all apartments. Earthing and lightening arrestors are part of the specifications.
